Default buying a timeshare from owner with a mortgage

How can I find out how much is owed on seller's mortgage, his fees, liens, etc. before closing & sending the title co the money. Also can the seller sell it to me less than the amount he owes on it...how can this be? Does his loan have to be satified first or does the title co handle the payoff to the timeshare directly...Please explain
